Polo Fields Cumming GA: Neighborhood Guide
Polo Fields / Polo Golf & Country Club: A Neighborhood Guide
If you have driven through west Cumming, chances are you’ve seen the stone entrance signs and tree-lined streets of Polo Fields.
It is one of those North Atlanta neighborhoods that has been around long enough to feel established but continues to attract buyers who want the things that can be difficult to find in newer communities: mature trees, larger lots, established homes, a real neighborhood feel, and access to a private country club.
And then there is the golf course.
Polo Golf & Country Club sits at the center of the community, but you don't have to be a golfer to understand the appeal of Polo Fields. For many residents, it is the combination of location, outdoor space, recreation, neighborhood atmosphere, and the feeling that you are getting something a little different from a typical suburban subdivision.
So, what makes Polo Fields so popular?
Is it the golf course? The spacious lots? The mature landscaping? The pools and tennis courts? The proximity to Vickery, shopping, and restaurants?
Probably a little of all of it.
What Makes Polo Fields Special?
Polo Fields is an established residential community in west Cumming, just off Polo Fields Parkway and west of Bethelview Road.
Development began in the late 1980s and continued over several decades, creating a neighborhood with considerably more architectural and landscaping variety than you typically find in a newer subdivision. A community document describes Polo as approximately 1,100 homes, with development beginning in 1987 and continuing into the 2010s.
That age is actually one of Polo's advantages.
The neighborhood has had time to grow into itself.
Large hardwood trees line many streets. Landscaping is mature. Homes sit on relatively generous lots, and there is a mixture of traditional, European-inspired, brick-and-stone, and more contemporary renovations throughout the community.
You don't get the feeling that every house was built from the same handful of floor plans at the same time.
And because the community was developed in phases, there are distinct sections and streets within Polo Fields. Some homes back to the golf course, while others are tucked farther into the neighborhood on wooded or cul-de-sac lots.
That means choosing the right house in Polo is about more than simply choosing the neighborhood.
The specific street, lot, views, privacy, condition of the home, and proximity to the course can make a meaningful difference.
Polo Golf & Country Club Is the Centerpiece
At the heart of Polo Fields is Polo Golf & Country Club.
The private club features an 18-hole championship golf course designed by architect Joe Lee, along with a 30,000-square-foot clubhouse. The club also offers tennis, swimming, dining, fitness, and a full calendar of social activities.
The golf course is obviously a major draw.
But the club is designed to be more than a place to play 18 holes.
There are lighted tennis courts, an adult swim center with a lap pool, and a family swim center with a waterslide, snack bar, and lifeguards. The club also supports organized tennis leagues, golf leagues, swim programs, children's activities, camps, and social events throughout the year.
The clubhouse provides casual and fine dining as well as spaces for meetings, celebrations, and member events.
That is an important distinction when comparing Polo with a neighborhood that simply happens to have a golf course nearby.
Here, the country club is a significant part of the community's identity.
Do You Have to Join the Country Club?
No.
This is one of the questions we hear from buyers considering Polo Fields.
Homeowners belong to the neighborhood HOA, but membership in Polo Golf & Country Club is a separate decision. You can live in Polo Fields without joining the private club.
For some buyers, that flexibility is a real advantage.
You can enjoy the neighborhood, location, mature setting, and homes without taking on the additional expense of club membership.
For others, the club is exactly why they are looking in Polo in the first place.
If golf, tennis, swimming, dining, or the social calendar are important to you, we recommend touring the club and asking about current membership options and costs before making a decision. Those details can change over time.
A Neighborhood with Room to Breathe
One of the biggest differences between Polo Fields and many newer Cumming communities is the feeling of space.
Homes tend to sit on larger, mature lots, with many properties surrounded by established trees and landscaping. Current real estate data shows a wide range of home sizes and prices within the community, reflecting the fact that Polo includes everything from more modest homes to substantial estate properties.
That variety is useful for buyers.
You may find a home that needs updating and allows you to renovate. You may find a beautifully renovated home that is ready to move into. And there are larger properties for buyers who want substantial living space without necessarily moving to a newer luxury development.
There are also homes with golf-course views.
If that is on your wish list, pay attention to the location of the home within the neighborhood. A golf-course address does not automatically mean an unobstructed view, and the orientation of the backyard, nearby cart paths, landscaping, and surrounding homes all matter.
It is one of those situations where walking the property with an experienced agent can tell you much more than the listing photos.
The Homes Have Character
Polo Fields is a good example of why established neighborhoods can be so appealing.
Because homes were built over many years, you will see a variety of architectural styles and floor plans.
Traditional brick homes are common, along with homes featuring stone, stucco, columns, front porches, larger garages, finished basements, and substantial outdoor living areas.
Many homes have also been renovated over the years.
And that creates an interesting opportunity for buyers.
One of the questions we often encourage buyers to ask in an established neighborhood is not simply, "Is this house updated?"
Instead, ask:
What has already been done, and what still needs to be done?
A renovated kitchen is great. But what about the roof? HVAC systems? Windows? Plumbing? Exterior drainage? Decks and patios?
With homes that can be several decades old, those details matter.
Polo and the Outdoors
You don't have to be a golfer to appreciate how much green space surrounds Polo.
The golf course creates a significant amount of open space within the community, while mature trees and landscaping give many streets a more established, wooded feel.
The neighborhood is also close to several outdoor recreation options throughout Forsyth County.
For a more extensive park experience, nearby Midway Park offers athletic fields, tennis and pickleball courts, a playground, batting cages, a pavilion, and walking trails.
The Big Creek Greenway is another popular option for walking, running, and biking, with multiple access points throughout Forsyth County.
And, of course, Lake Lanier is not far away.
One of the advantages of living in this part of Cumming is that you can move pretty easily between neighborhood recreation, county parks, shopping, restaurants, Lake Lanier, and the rest of North Atlanta.
Polo Fields Schools
Schools are an important consideration for families looking at Polo Fields.
Many properties in Polo are associated with:
Vickery Creek Elementary School
Grades K–5
Vickery Creek Middle School
Grades 6–8
West Forsyth High School
Grades 9–12
Vickery Creek Elementary opened in 1997 and continues to serve the growing west Cumming area. The school reports a 90.1% overall content mastery rate in the 2024 Georgia College and Career Readiness Performance Index.
Vickery Creek Middle School opened in January 1999 and celebrated its 25th anniversary during the 2023–24 school year.
School assignments are an important caveat here.
Forsyth County continues to grow, and attendance boundaries can change. Buyers should always verify the current school assignment for the specific property they are considering directly with Forsyth County Schools.
We are happy to help you research the current assignment, but we never recommend relying on an older neighborhood guide or listing when making a school decision.
Location, Location, Location
Polo's location is one of its biggest advantages.
The community is west of Bethelview Road and close to some of the shopping, restaurants, recreation, and neighborhoods that have made south Forsyth and west Cumming so popular.
And one of the most convenient things about Polo?
Vickery is right across Post Road.
That puts Vickery Village, restaurants, services, recreation, and the surrounding Vickery community just minutes away.
You are also within easy reach of major shopping and dining destinations such as The Collection at Forsyth, while GA-400 provides access to Alpharetta and the broader North Atlanta area.
Cumming's newer City Center is also within the larger network of destinations available to Polo residents.
This is one of those neighborhoods where you can live in a relatively quiet, established setting without feeling far removed from everything.
Polo Fields and Cumming's Growth
One reason Polo remains interesting to buyers is that it sits in a part of Cumming that has changed dramatically since the neighborhood was first developed.
When the first homes were being built in the late 1980s and early 1990s, this part of Forsyth County looked very different.
Today, you have new restaurants, shopping centers, schools, parks, entertainment, medical facilities, and communities surrounding Polo.
Yet Polo itself still feels established.
That contrast is part of the appeal.
You get the mature landscaping and larger lots of an older neighborhood, while having access to many of the conveniences that have come with Cumming's growth.
What Is It Like to Live in Polo?
This is probably the most important question.
Because a neighborhood can have beautiful houses and still not be the right fit for everyone.
Polo tends to appeal to buyers who want:
- An established neighborhood with mature trees
- Larger lots and more privacy
- A golf-course setting
- Optional private country-club membership
- Swimming and tennis amenities
- A strong family-oriented community
- A variety of home styles and sizes
- Proximity to Vickery and west Cumming
- Convenient access to shopping and restaurants
- Easy access to outdoor recreation
- A location that feels established without being far from Cumming's newer amenities
It may be less appealing if your priority is brand-new construction, a highly walkable neighborhood where you can do most errands without a car, or a community where every home has a similar age and floor plan.
Polo has a different kind of appeal.
It feels established.
And for many buyers, that's exactly the point.
Polo vs. Vickery
Because these neighborhoods are so close to one another, buyers often compare them.
They are both popular west Cumming communities, but they offer very different experiences.
Vickery is centered around its village concept, with shops, restaurants, offices, recreation, and a more pedestrian-oriented design integrated into the community.
Polo Fields is more traditional in its residential layout, with larger lots, mature landscaping, established homes, and the country club and golf course as its defining feature.
If you want to walk to dinner or coffee, Vickery may have the edge.
If you want a larger lot, mature trees, golf, and a more traditional neighborhood setting, Polo may be the better fit.
And there is no rule that says you have to choose based on price alone.
The question is really:
How do you want to live?
Polo Fields Real Estate Today
Polo is an established resale community, so today's buyers are shopping among existing homes rather than choosing from a single builder's collection of new floor plans.
That creates both opportunities and challenges.
There can be a significant difference between a home that has been extensively renovated and one that still reflects its original construction.
Current listings show a broad range of home sizes and prices within Polo Golf & Country Club, from homes under $1 million to larger properties well above that range.
For buyers, we recommend looking closely at:
- Lot size and privacy
- Golf-course exposure
- Home renovation history
- Roof and HVAC age
- Basement finish
- Kitchen and bath updates
- Outdoor living areas
- Garage size
- Location within the neighborhood
- HOA requirements
- Country-club membership options and costs
- Recent comparable sales
A neighborhood-wide average can be useful for context, but it doesn't tell the whole story.
A renovated home on a private wooded lot can be worth considerably more than an original home of similar size just a few streets away.
That is especially true in an established community like Polo.
What Makes Polo Fields Worth a Look?
There are plenty of newer communities in Cumming.
So why look at one that began developing more than 35 years ago?
Because you can't build mature trees overnight.
You can't instantly recreate an established neighborhood where generations of families have lived.
And you can't duplicate the combination of larger lots, a private golf course, established landscaping, club amenities, and a convenient west Cumming location simply by building a new subdivision.
Polo has history. It has character. And it has a lifestyle that is difficult to reproduce.
For buyers who want country-club amenities without necessarily having to live in a gated community, that can be a compelling combination.
Is Polo Fields in Cumming a Good Place to Live?
For the right buyer, absolutely.
Polo Fields offers something a little different from many of Cumming's newer developments.
It is established rather than brand-new. Spacious rather than tightly packed. Traditional rather than trendy.
And while golf is certainly part of the story, it isn't the entire story.
The mature trees, larger lots, established homes, recreation, proximity to Vickery, access to shopping and dining, and optional country-club lifestyle all contribute to what makes Polo special.
If you are considering Polo Fields, we recommend seeing it for yourself.
Drive through the different sections.
Look at the landscaping.
Walk a few of the streets.
Visit the club if membership interests you.
And when you find a home you like, spend some time looking beyond the house itself.
In a neighborhood like Polo, the lot and the location within the community can be just as important as the floor plan.
